Price Well 2 - Factors used to select/adjust comparable homes

Outlined below are many of the factors reviewed to select the comparable homes
for determining an accurate value range for the home you want to buy or sell

Price: Begin the study at a point well below and end it well above the anticipated value range. This eliminates the chance of missing the range.
Neighborood/Location: Pick homes within the subject neighborhood and expand the study into neighborhoods buyers and appraisers deem comparable.
Site Elements:
  Lot size and shape
  Placement of home relative to its neighbors
  Overall landscaping on the site
  External positives (view, open space, waterfront)
  External negatives (road noise, power lines, inconsistent neighbors)
Exterior details:
  Type and condition of siding(s)
  Status of exterior paint--color and how recently repainted
  Age of roof, its overall look, and whethel it will last at least 5 years
  Outbuildings, their location(s) and purpose
  Deck, patio, hot tub, and pool
Whole Home Components:
  Architectural design
  Quality of construction
  Overall livable square footage, interior layout, and room sizes
  Windows and skylights
  Type and number of fireplaces
  Garage and storage space
  Original age of the home and effective age of home (updating and condition)
Interior Specifics
  Interior paint colors and condition
  Type and age of floor coverings
  Kitchen cabinets, counters, fixtures, appliances
  Bathroom grade
  Light or dark feel throughout
  Personal property included and excluded
