Price Well 3 - Three critical skills needed for value range accuracy

To determine an accurate range of value for the home you want to buy or sell,
each similar home sold is compared to yours to determine where the range begins and ends

Our objective . . . to determine the valid and dependable value range for the home you want to buy or sell. This information lets you make knowledgable decisions on price.
Three skills are essential to determine a legitimate value range from sold comparables:
  See homes: Homes can be seen by showing buyers, previewing or touring.
  Negotiation:. Nose-to-nose and toe-to-toe price negotiations with buyers and sellers.
  Appraisal science: Number of courses taken in the field of appraisal science.
  If any of these skills are missing in your evaluation, the results will likely be flawed. 
After the three skills are applied to determine the range of value, then forcasting is used to analyze which way market values are headed--up, level or down.
Some important realities about appraisals are as follows. The lion's share of the appraisers much prefer to support price agreed to by a buyer and seller, rather than set a price without a sale. If you order 10 appraisals you will get ten different numbers. Which is correct? Where in the range of value is each number? What is the big picture?
Overstating or understating the value range does not serve your best interest. It is served by accuracy. If reliable information does not meet your needs, you have a choice--accept market reality or wait for the market to change.
